DayOne Private Capital was built out of frustration. We watched deal after deal fall apart, not because the numbers didn't work, but because the lender was slow, unresponsive, or simply didn't understand the Ohio market. Out-of-state money with no local context kept getting in the way of good deals.
We're Ohio-based operators. We've seen what moves in Columbus, what's happening in Cleveland, what makes a Dayton flip pencil out. When we underwrite a deal, we're not running it through a national template. We're making a judgment call based on real local knowledge.

Cody spent six years playing in the NFL while quietly building a real estate portfolio across Ohio. He's flipped properties, run short-term rentals, and put private capital into deals where banks couldn't move fast enough. Six years of investing here gave him a clear view of where Ohio capital actually breaks down. It isn't the deals themselves. It's the speed and clarity of the money behind them.
DayOne was founded with that exact problem in mind. Cody and his co-founder, who serves as lead underwriter, saw the same gap from the investor side and built the lender they always wished they'd had. One rooted in Ohio, with operators who know Columbus, Cleveland, Cincinnati, Toledo, and the surrounding metros where most Ohio deals actually happen. The goal isn't to be the biggest lender. It's to be the one Ohio investors trust when the deal has to close fast.

We're not a volume lender. We'd rather fund five solid deals than ten questionable ones. When we say yes, we mean it, and we'll get to the closing table.
